The advantages of having a Realtor ® help you purchase a new home are the same as those for purchasing a resale home. These include knowledge of the market, help in finding the perfect home quickly, expertise in contract writing/negotiation, and closing assistance. The builder has a sales agent watching out for his needs and representing him/her. You will want and need the same expert representation.

Buying a new home can be more difficult, overwhelming, and

time-consuming than buying a resale. I can professionally guide you

through this process. I have access to information about builders,

subdivisions, and schools. I have insight into floor plans and resale

issues that a buyer might not think about.

Is there any advantage to not using a Realtor® to purchase a new home?

No. There is no financial advantage for you to buy directly from the

builder. Builders have a “single-price” policy, meaning you will be

charged the same price whether your interests are represented by an agent or not. Just as in any resale home transaction, the seller

(builder) pays my fee. It is already built in to the price of the home

as part of their marketing fees – whether you use a realtor or not.


REMEMBER – the Builder requires that your Agent accompany you on your first visit to the Builder’s sales office, or they will NOT PAY your representative’s fee. Please allow me to accompany you to view new homes or let me call and tell them you are coming in.
